Priya's father is sending the gifted-deposit letter and his ID. Still to come:

Mortgage offer received from the lender and checked against the instruction. The valuation figure matches, the term is 25 years, and the offer expires on the 30th, which is after the target exchange date.
The offer carries two special conditions. First, the lender wants the buildings insurance in place from exchange rather than completion, and the clients have been told. Second, it requires a certificate confirming the loft conversion had building regulations sign-off, which is the same certificate the buyer's solicitor has already asked the seller for.
Nothing else is outstanding on the lender's side. I have asked the clients to confirm the insurance start date by Friday so the offer conditions can be ticked off in one go.
